Bam UK Case Study
Electrical Fit-out at 12 Modular Site Buildings
BAM UK, a leading construction and engineering company, commissioned Scope to undertake the electrical fit-out of 12 modular site buildings. These buildings were designed to serve as offices and welfare facilities, including canteens, toilets, and drying rooms, for BAM's onsite workforce. The project encompassed comprehensive electrical installations, including heating systems, lighting, power outlets, and control systems, ensuring a comfortable and efficient working environment.
What Did We Want To Accomplish?
-
Comfort and Functionality: Provide reliable heating and lighting systems to ensure a comfortable environment in all weather conditions.
-
Efficient Power Distribution: Design and install a robust electrical infrastructure to support all necessary office and welfare facilities.
-
Safety and Compliance: Adhere to strict safety standards and regulations, ensuring all installations were secure and compliant.
-
Control and Automation: Implement control systems for efficient management of lighting, heating, and other electrical systems.
How Did Bam Benefit?
1. Enhanced Working Environment:
The high-quality electrical fit-out provided a comfortable and efficient working environment, crucial for maintaining workforce morale and productivity.
2. Energy Efficiency:
The use of energy-efficient lighting and heating systems reduced the buildings' overall energy consumption, aligning with BAM UK's commitment to sustainability.
3. Safety and Reliability:
All electrical systems were installed to the highest safety standards, ensuring reliable and safe operation for BAM UK's staff.
Project Planning and Design
1. Initial Assessment and Planning:
The project began with a detailed assessment of the site and specific requirements for each modular building:
Site Survey and Requirements Analysis: Understanding the layout and intended use of each building, including the specific needs for offices, canteens, toilets, and drying rooms.
Regulatory Compliance: Ensuring that all designs met the necessary health and safety regulations, particularly those related to electrical installations in welfare facilities.
2. System Design:
The design phase focused on creating an efficient and reliable electrical system:
Power Distribution: Designing an electrical infrastructure that included main distribution boards and sub-panels, ensuring reliable power delivery to all areas.
Heating and Ventilation Systems: Specifying and designing heating systems suitable for modular buildings, including electric heaters and ventilation systems for drying rooms and toilets.
Lighting Design: Developing a lighting plan that included energy-efficient LED lighting for all spaces, with specific considerations for task lighting in offices and ambient lighting in common areas.
Control Systems: Integrating control systems for lighting and heating to optimise energy use and enhance comfort.
Installation Process
1. Infrastructure Setup:
Cabling and Wiring: Installation of electrical conduits and wiring throughout the modular buildings, including both surface and concealed runs as required by the design.
Distribution Panels: Installation of main and sub-distribution panels to manage power distribution efficiently and safely.
2. Specific Installations:
Heating Systems: Installation of electric heaters in office spaces and drying rooms, with control thermostats for temperature regulation. The drying rooms were equipped with high-efficiency systems to ensure rapid drying of clothing and gear.
Lighting Systems: Installation of LED lighting throughout the buildings, including task lighting in offices, general lighting in canteens, and functional lighting in toilets and drying rooms.
Power Outlets and Controls: Comprehensive installation of power outlets in offices and canteens, along with control panels for managing lighting and heating systems.
3. Testing and Commissioning:
After installation, a rigorous testing phase was conducted:
Electrical Safety Testing: Testing all electrical installations for safety and compliance, including insulation resistance, earth continuity, and load testing.
System Functionality Testing: Ensuring that heating systems, lighting, and controls operated correctly and efficiently.
User Training: Providing BAM UK staff with training on the use of control systems, particularly for heating and lighting management.
